Cropland Values Showed Continued Growth in 2025

U.S. cropland values continued their upward trend in 2025, increasing 4.7% from the prior year to an average of $5,830 per acre. Over the past decade, cropland values have nearly doubled. We believe the consistent rise in values reflects strong underlying fundamentals: limited farmland supply and increasing global demand for food production.

The historically resilient demand for farmland has made it an asset class with relatively low volatility compared to mainstream equity and fixed income indices. For wealth managers, including farmland in client portfolios can potentially help balance exposure to more volatile sectors like technology, and thus lower overall portfolio volatility.
